DuPont Fabros Technology was founded in March 2007 to grow the data center business begun by our Executive Chairman, Lammot J. du Pont, and our President and Chief Executive Officer, Hossein Fateh, in 1997.

What is your primary business?
We are a real estate investment trust (REIT) and leading owner, developer, operator and manager of wholesale data centers. The Company's data centers are highly specialized, secure facilities used primarily by national and international Internet and enterprise companies to house, power and cool some of their computer servers that support many of their most critical business processes.
What is a triple-net lease?
A triple-net lease is a lease “net of” taxes, insurance and maintenance expenses. We lease space in our facilities to our tenants under long-term triple-net leases, which contain annual rent increases.
What is “critical load” as it relates to one of your data center properties?
Critical load is that portion of each facility’s total power capacity that is made available for the exclusive use by our tenants to operate their computer servers. For example, our prototypical data center comprises 36.4 megawatts, or MW, of power, which we refer to as critical load, or IT load. We consider this one of our primary metrics in managing our business. What is a REIT?
A Real Estate Investment Trust (REIT) is a corporation dedicated to owning and, in most cases, operating income-producing real estate. In the case of DuPont Fabros, we are a leading owner, developer, operator and manager of wholesale data centers. To qualify as a REIT, a company must distribute at least 90 percent of its taxable income to shareholders annually. In return, the REIT pays no federal income tax on its earnings, preventing double taxation of shareholders. And, unlike a partnership, a REIT cannot pass tax losses onto its shareholders.

Congress created REITs in 1960 to make investments in large-scale, income-producing real estate accessible to average investors.
